The Estimated Home Loan Repayment Calculator calculates the estimated minimum loan repayments for Principal and Interest Loans, at a monthly frequency, for your existing Suncorp Bank home loan and equivalent ANZ loan scenarios, based on the loan parameters entered, namely: loan amount, cashback (redraw or advance payments), loan term expiry and interest rate.
The calculator provides estimates only and is based on point-in-time numbers provided by you at the time of the calculation. This means actual repayments may differ from the calculator estimates. The calculator is provided for illustrative purposes only and does not take into account all of your personal and financial circumstances. The calculator is not intended to be your sole source of information. Consider getting advice from a licensed finance professional, if you need it, or book an appointment with us to discuss your options. Variable interest rates are assumed to remain constant during the calculations. In practice, the variable interest rate may change over the duration of the loan which means that minimum loan repayments will change during the loan term.
The calculator uses your entered annual interest rate value when calculating both the Suncorp Bank and ANZ loan scenarios.
The estimated Suncorp Bank minimum loan repayment is calculated using the outstanding loan balance as the loan principal.
The estimated ANZ minimum loan repayment is calculated using the sum of the outstanding loan balance and available cashback (redraw or advance payments) as the loan principal, with interest calculated on the outstanding loan balance.
All calculations assume that variable interest rates remain unchanged over the life of the loan, any change to the above factors will result in a change to minimum loan repayments.
At the end of the fixed rate or interest only period, the rate will revert to the applicable Standard Variable interest rate and margin which will apply at the time. The calculator uses a standard rate of interest in these scenarios which may be different from your applicable interest rate.
The calculator does not include all loan structures or scenarios. No fees or charges have been factored into the calculation. Actual minimum loan repayments may differ from the calculator estimate. The actual minimum loan repayment will be the amount set out in a notice from ANZ to you.
This calculator may also calculate additional ANZ loan comparisons:
- “Option A and B” - An ANZ loan with your reduced entered cashback (redraw or advance payments) balance.
- “Option C” -
- Where the estimated ANZ minimum loan repayment is higher than the estimated Suncorp Bank minimum loan repayment, you may nominate a minimum loan repayment (for the ANZ loan) between your estimated Suncorp Bank minimum loan repayment and the estimated ANZ loan minimum loan repayment.
- You may not nominate a minimum loan repayment at ANZ that is less than your estimated Suncorp Bank minimum loan repayment.
- You may not nominate a minimum loan repayment that is greater than their estimated ANZ minimum loan repayment.
- During each calculation period, any difference between your nominated minimum loan repayment and the calculated estimated ANZ minimum loan repayment will be deducted from the entered cashback (redraw or advance payments) amount.
- The difference between the nominated minimum loan repayment and calculated estimated ANZ minimum loan repayment is the “Cashback / redraw funds used” amount.
- This calculator assumes the cashback (redraw or advance funds) value remains constant and does not increase or decrease, except during the "Option C" calculations.
- The calculator may estimate a duration after which the cashback (redraw or advance funds) balance is exhausted. This date is calculated as the last calculation period in which the full “Cashback / redraw funds used” amount can be deducted from the remaining cashback (redraw or advance funds) balance (i.e. this is the calculation period in which the remaining cashback (redraw or advance funds) balance, after deducting the “Cashback / redraw funds used” amount, is less than the “Cashback / redraw funds used” amount).
- The cashback (redraw or advance funds) exhaustion duration is rounded down to the last whole month.
- It is assumed the “Cashback / redraw funds used” amount is constant during the calculations, except during the period immediately after the cashback (redraw or advance funds) balance exhaustion period, where the remaining cashback (redraw or advance funds) balance is reduced to $0 and the difference in payment is assumed to be paid for by you.
- If the cashback (redraw or advance funds) balance is reduced to $0, it is assumed the customer will pay the full calculated estimated ANZ minimum loan repayment for the remainder of the loan scenario.
